ABOUT
The Toryak Group is owned by Robert Toryak an experienced professional in the project management industry. Mr. Toryak's experience involves organizational best practices to drive the success of a client’s project. It may involved a broad range of activities from conducting organizational assessments and process review/redesign, to implementing and mentoring clients on program/project and portfolio management methodologies, to performing in key hands-on program/project management leadership and support roles in order to help implement new initiatives. Robert is involved in the entire project process from beginning to end. His diverse experience with all project aspects provides a clear focus on execution and service to the client.

The Project Management Process
Strategic Planning
• Program Development - Current & projected staffing levels.
• Site/Building Evaluation - Test fit, review & assessment of work letter.
• Develop cost estimates, preliminary budget & schedule.
• Develop the project team.
Design Management
• A&E RFPs
• Engage services of an architect to review objectives, program requirement, adjacencies and "as built" plans.
• Interface with customer, landlord & architect to develop space plans to meet program and establish pricing.
• A & E coordination to develop cost effective specifications relative to walls, carpet, VCT, electric, lighting, HVAC, ceiling, millwork, doors, hardware, voice & data, etc to enable an economical preliminary construction and cost estimate.
Coordination of Systems Furniture Layout and Cost
• Specifications & RFPs
• Engage or work with your contract furniture vendor to develop a test fit plan for the new space, incorporating usage and modification of the system furniture on site.
• Ascertain cubicle move costs to include teardown, refurbishment (if necessary), relocation and reinstall of systems furnitur
Technology Infrastructure Development
• Review voice & data system to evaluate current and future needs.
• Specifications, floor plan layout & RFPs
• Engage & interface with a technology vendor to design and install IT infrastructure that meet all requirements.
• Solicit cost estimates from voice & data cabling, security, relocation and other applicable service providers as necessary.
Construction Administration and Other Project Assessments
• Contractor RFPs
• Manage Bid & Award Process
• Recommend & value engineer construction cost estimates of the proposed plan.
• Develop & retain responsibility for project schedule & budget.
• Produce memos recording the pertinent issues discussed in project team meetings and actions necessary to adhere to the project schedule and budget.
• Facilitate the expeditious completion of the construction documents; jointly review and approve documents with internal project team.
• Coordinate / expedite the permitting process with the architect and general contractor.
• Conduct weekly or as needed construction meetings on site to address issues and monitor progress.
• Manage the change order / budget process.
Relocation and Move Management
• Move Vendor RFPs
• Manage Bid & Award Process
• Manage the entire relocation process.
• Develop a sequence for specific phasing of the move.
• Develop a move checklist describing / scheduling critical activities.
• Conduct a move vendor selection process & negotiate contract.
• Develop a Move Committee with tools, procedures, guidelines, room layout placards, directional signage, remedy reports, etc.
• Coordinate vendor activities & facilitate interface with general contractor on installation and building access issues.
• Conduct regular move committee meetings.
Closeout Management
• Facilitate the production of "as built" plans.
• Resolve punch-list items.
